Main Project Features: Part of the EMAE System and Structure Optimization Program, covering the Edgard de Souza Small Hydro Power Plant (SHP), Pinheiros River sand exploitation, solid waste containment in tributaries, floating solar/photovoltaic power viability on the Billings Reservoir, and the urban/commercial revitalization of the São Paulo Power Plant (Usina da Traição).
Activities Performed:
- Market Potential Study: Assessment of retail, commercial, and real estate market potential for the site and surrounding urban influence zone.
- Economic-Financial & Budgetary Modeling: Formulation of full cash-flow financial models, CAPEX/OPEX budgeting, and economic viability assessments for the revitalization of the power plant.
- Commercial Concession Structuring: Technical and business modeling for the implementation of a commercial complex, shopping center, and gastronomic area via a Concession of Real Right of Use (Concessão de Direito Real de Uso – CDRU).
- Bidding Support: Technical backing for the public tender successfully held on September 3, 2020, attracting two competitive bidders.
